Most contractors chase one homeowner at a time.
Property managers, HOA managers, and apartment managers already have dozens—or even hundreds—of properties that constantly need work.
Your goal this week is to begin building relationships with the people who hire contractors over and over again.
Why This Works
A homeowner might hire you once every few years.
A property manager may need someone every month.
One good relationship can become a steady stream of work.
Step 1 – Build Your List
Find 15 local companies that manage:
Apartment complexes
HOA communities
Rental homes
Commercial properties
Office buildings
Write down:
Company
Contact name
Phone
Email
Step 2 – Research Before Contacting
Visit their website.
Look for:
Properties they manage
Services they mention
Maintenance contacts
Know who you're talking to before you call.
Step 3 – Reach Out
Keep it simple.
Example:
Hi, my name is ________. I own a local __________ company. I know you probably work with contractors regularly, so I wanted to introduce myself in case you ever need another dependable company to help with your properties.
Don't try to sell.
Start a relationship.
Step 4 – Leave Something Useful
Instead of just dropping off a business card...
Create a one-page sheet that includes:
Services
Service area
Photos
Insurance status
Contact information
Make it easy for them to remember you.
Step 5 – Follow Up
A week later...
Send a short email.

Step 6 – Stay on Their Radar
Every few months...
Send one update.
Examples:

Don't disappear.

Contact 10 property management companies this week.
Not emails only.
Actually call or stop by.
Your goal isn't to land a job today.
It's to become the contractor they think of when they need one.
Don't This Week
❌ Beg for work.
❌ Ask if they have anything available today.
❌ Send generic mass emails.
❌ Give up after one conversation.
Relationships take time.
